Why Modular?

The Current Position Within the UK

England faces a shortfall of some four million homes and in order to meet future demand, the country needs to build some 340,000 homes per year until the year 2031. This is well in excess of the Government’s current target of 300,000 per year.

Currently off-site construction only accounts for 10% of the housing industry’s output. The UK now lags behind Sweden, Germany and the Baltic countries when it comes to the merger of modular off-site and traditional construction. While in Japan more than 15 per cent of a million or so new homes constructed each year are to some extent, prefabricated.

The construction labour market is predicted to shrink by up to 25% in the next decade as skilled tradespeople retire and falling levels of graduates join the industry.

The Modular Solution

We evaluate your project and advise on the best possible solutions to speed up the building process and reduce costs. This may be light gauge steel frame, volumetric modules, timber frame, CLT (cross laminated timber), pre-cast concrete, SIPs (structural insulated panels) or ICF (insulated concrete form). It could even be a synergy of two or more of these systems. It all depends upon the project location, skill set availability and the requirements of our customers.

A modular solution can be up to 50% quicker than traditional built. Modular building can offer project savings.

Off-site construction offers benefits across the whole lifecycle of the building and not just during construction. Emerald have partnered with leading modular manufacturers throughout Europe, where it has been used consistently for a number of years.

No project is too big or too small for a full modular or a modular hybrid solution.
